And it always will be.
I was listening to a marketing masterclass earlier and heard something that gets repeated often.
“The gold is in the old.”
It is easy to assume everything in this business is digital now.
Online listings.
Automated data pulls.
Mapping overlays.
Instant estimates.
And to be clear, you would be foolish not to use those tools. I use them every day.
But here is what has not changed.
Electronic access does not replace legwork.
Especially with land.
You can download tax records.
You can study aerials.
You can analyze comps.
But when it comes to what actually determines value, utilities, access, service capacity, easements, development constraints, those answers are often not sitting on a website.
In many cases, you have to show up.
You have to sit down with the right person.
You have to ask questions that are not obvious.
And first, you have to know that those questions even need to be asked.
That part is not automated.
And it never will be.
Most land transactions do not fall apart because of price.
They fall apart because something was not verified early enough.
Assumptions are easy.
Verification takes effort.
Technology is powerful.
But disciplined legwork is still what separates a smooth closing from a late surprise.
Land has always rewarded patience.
It still does.
