Find Land Opportunities Before Most People Notice Them

(Without Getting Your Phone Blown Up With BS)

Takes about 2 minutes — no phone number required — no salesman will call.

Successful land investing isn't complicated. You find something underpriced, verify what you've got, buy it at the right number, and let time do most of the work.

Simple. Not easy.

I recently ran a quick search. Drawing a 60-mile circle around DFW Airport, there were just under 5,000 land listings of one acre or more currently on the market.

Most aren't investment opportunities.

Anyone who's spent much time looking at land already knows that. Pretty quickly, most people start looking for a better way to sort through the noise.

Which usually leads to joining a few wholesaler text lists. I'm on some myself. I've never bought anything from them, but I did make the mistake of asking for more information a few times. It didn't take long to realize the property wasn't a fit. The follow-up calls lasted much longer.

Makes you wish there was a better way.

There isn't a perfect way, but I've built a process for filtering thousands of listings down to a handful that deserve a closer look.

Most get rejected immediately because of something obvious. Floodplain. No access. Bad location. Unrealistic pricing. Some other issue that makes the property unsuitable as an investment.

You don't need to hear about those.

Every so often, though, something survives the first pass. Not necessarily a deal, and not necessarily something I'd buy myself. But interesting enough to warrant a closer look.

Those are the properties I pay attention to.

When I find one, I prepare a short report explaining why it caught my eye, what nearby sales suggest, and what I think deserves further investigation. Then I share it with people who have asked to see them.

No requirement to become an exclusive client. No incessant follow-up. I may check once to make sure you saw the information, but that's about it.

Because I'm not a salesman. I'm a filter.

Be In The Know

Fill out the short form below. Phone number is optional.

Don't worry about boxing yourself in with the criteria. If I find something that looks unusually attractive, you'll see it even if it doesn't perfectly match what you select below.

The information on counties, deal size, and property type simply helps me understand where to focus additional attention.

The form is below, but there's additional important information further down the page, so keep reading.

By submitting, you agree to receive follow-up emails related to land values, market conditions, and negotiation insights. You can unsubscribe at any time.

How It Works

You don't need to sign anything to join the list.

When I identify a property that appears worth a closer look, you'll receive a brief email describing it in general terms. Something along the lines of:

40 acres, Grayson County, paved frontage, water available, appears significantly below recent comparable sales.

If it sounds interesting, let me know.

At that point I'll send over a simple representation agreement for that specific property, as required by Texas law. You're not committing to future transactions or tying yourself to me on other properties. It simply allows me to share detailed information and discuss the opportunity with you.

Once that's signed, I'll send everything I currently have and we can determine whether further due diligence makes sense.

What It Costs

There is no cost to join the list and no cost to receive the opportunity alerts.

If you ultimately purchase a property, I would be compensated according to the representation agreement in place for that transaction. In many cases the seller pays the commission, though not always.

Either way, you'll know exactly how compensation works before moving forward.

No surprises.

What You'll Receive

  • Information on land opportunities that survived my initial screening process
  • Comparable sales and market context when available
  • Professional analysis from someone with more than 25 years of North Texas land experience
  • Fewer hours spent sorting through properties that never made sense in the first place
  • A straightforward explanation of why a property caught my attention and what deserves additional investigation
  •

Not every property will be a fit.

The goal isn't to tell you what to buy.

The goal is to identify opportunities that deserve a closer look before they disappear.

Who This Is For

This is a good fit for:

  • Investors who understand that good opportunities are found, not manufactured
  • People who are tired of sorting through endless listings and wholesaler texts
  • Buyers who value experience, market knowledge, and straight answers
  • Investors prepared to do their own due diligence before making decisions

After You Submit

  • You'll receive a confirmation email explaining the process
  • You'll receive alerts when new opportunities become available (currently averaging a few per month, though that varies)
  • You'll receive occasional market observations, negotiation insights, and North Texas land updates
  • You can unsubscribe at any time

No meetings required.

No pressure to buy.

No incessant calls.

Just straightforward information about opportunities that deserve a closer look.
